Finding a Property

If you are looking to buy, please browse through our Properties For Sale section and contact the owners directly if you need more information or would like to arrange an inspection. The vendors are all keen to sell and will welcome any enquiries, so please don't feel uncomfortable about dealing with them directly.

Courtesy

If the property you are looking at is unsuitable please be courteous enough to advise the vendor. They will appreciate you being honest rather than disappearing and leaving them wondering if you are interested or not.


Finance

If you will need to borrow money to purchase a home, it is important to check with a financial institution to see how much you can borrow before you go looking. Make enquiries with banks and/or finance brokers etc, as to your borrowing capacity and options. They can also arrange a letter of 'finance pre-approval' for you. Any offers you make will be much more attractive to the vendor if you have a letter of finance pre-approval.


Building Inspections

If you are keen to make an offer on a property but have some concerns about the structure(s), it may be worth hiring a building inspector to do a thorough check of the property. This will either give you peace of mind or prevent you from making a costly mistake.


Timber Pest Inspections

It is highly recommended that all contracts are written subject to a timber pest inspection by a registered Pest Controller. You certainly don't want to buy a property only to find out later that it is infested with termites.

Council Approvals

If the property you are inspecting contains building additions, or improvements such as sheds, patios or pools for example, you may wish to ask the vendor to show evidence that these structures are on the council plan. This can be an important factor when it comes to insuring the property. Should these structures be damaged or destroyed, insurance companies would be highly unlikely to payout if they are not on the council plan.


Fixtures

It is very important that both vendors and purchasers have a clear understanding of what is staying with the property and what isn't. A fixture is something that is permanently fixed to the property ie. bolted, nailed, screwed, rooted to ground, glued, concreted etc. etc. Some items which can cause a dispute are dishwashers, heaters, window treatments, floor coverings, light fittings, security systems, shelves, workbenches, T.V. aerials, garden sheds, clothes lines and plants in the garden. If you are not sure about something, ask the vendor if it stays with the property and if it does, write it into the contract.
